Sunset over The Bluffs

The spectacular location is the primary feature of "The Bluffs." John Casciani recognized this more than ten years ago when he visualized development of an upscale, single-family residential community that could share the many amenities this unique site has to offer. Throughout the negotiation and approval process, John remained focused on the natural beauty of the location and his vision of a community that would enhance its innate value. During a time when many developers attempt to maximize the unit density on their lands, John Casciani planned just the opposite. In fact, "The Bluffs" contains fewer homes than what the current town zoning or DEC regulations allow.

In a generous effort to balance his development and preserve existing wildlife, John designated approximately 12 acres of contiguous land as "forever wild" or private park land. This land contains woods with mature trails for walking and observing the extensive plant and wildlife in their natural habitat, and a small park for picnicking. Because of sensible planning, families living at "The Bluffs" will also share almost one-half mile of rare Irondequoit Bay shoreline for waterside relaxation and recreation.

Rising 100 feet above the water, a huge knoll, left uncarved by the glaciers, will serve as a handicap-accessible scenic overlook, privately owned and enjoyed by the families living at "The Bluffs." The spectacular sunsets that adorn the evening skies will be visible from the scenic overlook, all of the common areas, and many of the home sites. A slight breeze will often cause the sunset to appear to dance across the surface of Lake Ontario. In tribute to the sun's dance and the spectacular natural beauty of the location, the road serving the 48 fortunate families living at "The Bluffs" was named Sundance Trail.
